Oceanfront changes the math

Flagler Beach sits directly on the Atlantic along State Road A1A, a short drive east of Palm Coast, and its 2020 census population of 5,161 has grown since. Everything on this side of the county deals with salt-laden air on top of the same coastal humidity that drives algae and mildew growth everywhere else in Flagler County. The difference is proximity. A canal-front lot in Palm Coast gets salt exposure diluted by distance from open ocean. A home two blocks off A1A here gets it straight off the water, and it shows up faster: pitted screen frames, dulled paint, and a chalky white bloom on darker-colored stucco that inland homes rarely develop.

We work the corridor around Veterans Park, at the intersection of State Road 100 and A1A in front of City Hall, down through the residential streets off South Central Avenue, and out toward Wickline Park, bordered by South Daytona Avenue between South 7th and South 9th Streets. Downtown storefronts along A1A get the same salt exposure as the homes around them, just with more foot traffic to work around.

Still recovering from back-to-back storms

Flagler Beach took a hard hit from Hurricane Ian in September 2022, then Hurricane Nicole six weeks later in November, a storm that finished off what was left of the town's 1928 pier. Years of rebuilding along that stretch means construction dust and salt-laden wind still settle on nearby homes on top of routine ocean spray. If your place is anywhere near the pier corridor or directly oceanfront, expect a slightly heavier buildup between cleanings than a home set back a few streets.

How the job runs here

  1. Walkaround. We check screen enclosure frames and metal fixtures for existing pitting before applying anything, since already-corroded aluminum needs gentler handling than sound metal.
  2. Access check. Piling-supported and raised homes need a different ladder or lift setup than a standard slab house.
  3. Pre-rinse. A fresh water soak on landscaping and anything near the foundation before chemical goes on.
  4. Low-pressure application. A gentler chemical mix on any home with visible salt bloom or existing metal pitting.
  5. Dwell time. Standard 10 to 15 minutes, extended slightly on heavier salt crust near the water.
  6. Controlled rinse. Top-down, low pressure throughout, including screen frames.
  7. Final walkaround. We check corners and under eaves, where wind-driven salt tends to concentrate more than on open wall faces.

What makes oceanfront jobs harder

Already-pitted aluminum screen cage framing is the biggest one. Saltwater corrosion thins aluminum over time, and a frame that's already compromised can't take the same pressure as a newer one without more metal coming off with the grime. We drop pressure further on visibly pitted frames and skip anything showing structural weakness rather than risk damaging it. Homes raised on pilings add a second complication: reaching soffits and upper walls sometimes means a lift instead of a standard ladder, which changes both timing and price. Homes directly on the water also tend to have wood or composite decking mixed with the usual stucco and tile, and each of those needs its own pressure setting in the same visit.

Price and job duration

Oceanfront and near-beach homes in Flagler Beach often run toward the higher end of our standard house soft wash range, $250 to $650, mostly because of piling access and the extra care pitted screen frames require. A standalone screen enclosure rinse runs $75 to $150 as an add-on to a house or pool deck job. Most single-family jobs take 2 to 4 hours; piling-supported homes needing a lift run toward the longer end.

One limit to know: we don't work directly on the beach or dunes. Oceanfront jobs need water and access from the house side of the property, so tell us your setup when you call and we'll confirm before we schedule.
