Why Flagler County exteriors take a beating every storm season

Hurricane season runs June 1 through November 30, and Flagler County has felt it in back-to-back years. Hurricane Ian hit in September 2022, followed six weeks later by Hurricane Nicole in November, a rare late-season storm whose wind gusts and 48 hours of pounding surf finished off what remained of Flagler Beach's 1928 pier after Ian had already torn part of it away. Hurricane Milton followed in October 2024, triggering an emergency county ordinance covering storm debris removal from public and private property. That's three significant storms in three years, and each one leaves the same exterior problems behind: wind-blown organic debris plastered against the windward side of a house, storm surge salt residue crusting stucco and pool cages closer to the coast, and days of trapped humidity from flooding that kicks mold and algae into overdrive.

None of that clears on its own. A house that would normally need a soft wash every 12 to 18 months can show heavy new growth within weeks of a major storm, especially on the shaded or storm-facing side that took the worst of the wind and rain.

What we clean, and what we don't

We're not a storm restoration crew and we don't run a same-day emergency line. If a tree came through your roof or you need a tarp tonight, that's a roofer or a restoration company, not us. County storm debris pickup after a major event, plant and tree debris only, no construction debris, curbside and clear of driveways, mailboxes and drainage ditches, is handled by the county or your city's public works department, not by us either. What we do is the exterior wash that comes after all of that: once the yard's clear and the structure itself is sound, we get the salt crust, wind-driven staining and storm-triggered algae bloom off the walls, roof and pool cage.

How a post-storm job runs

  1. Photo-first walkaround. We document the exterior before touching anything, useful if you still need photos for an insurance claim.
  2. Debris check. We confirm the yard and roof are clear of storm debris that isn't ours to move before we start.
  3. Pre-rinse. A fresh water soak on landscaping and anything delicate near the foundation.
  4. Solution matched to residue type. Salt crust, wind-driven organic staining and routine algae bloom each get a different chemical approach.
  5. Extended dwell time. Storm surge salt residue bonded into stucco pores by flooding needs longer contact time than routine mildew.
  6. Controlled rinse. Top-down, low pressure, same as any standard soft wash.
  7. Final photos. We hand over a finished set alongside the walkaround photos for your records.

What makes post-storm jobs harder than a routine wash

Salt crust that's had days to bond into stucco pores during flooding or repeated surge doesn't lift with a standard dwell time; it needs longer contact, and sometimes a second pass. Roofs that lost granules to wind-driven debris can't take extra rinse pressure to compensate, since that just strips more granules and shortens the roof's remaining life. Standing water around the foundation, common on canal-front lots and along unpaved Hammock roads after heavy rain, can delay scheduling entirely, since ladder work needs firm, dry ground underneath it. We check all three before quoting a start date rather than promising a time we can't hit.

Price and job duration

Post-storm jobs typically run at the higher end of our standard house and roof soft wash ranges, $275 to $650 for a house and $400 to $850 for a roof, because embedded salt residue and storm debris staining often need extended dwell time or a second pass. A standard single-family job that would normally take 2 to 3 hours often runs 3 to 5 hours after a significant storm.

One limit to know: we don't do same-day emergency response and we don't haul storm debris. If your home needs board-up, tarping or debris removal, call a restoration company or the county first. We're the wash that comes after that's handled.

Common questions

Do you offer emergency same-day service after a storm?

No. We don't run a 24-hour emergency line at all, storm or otherwise. Once you've called during business hours, we prioritize storm-related requests within our normal callback window, but it's not instant.

Will pressure washing remove storm stains from my roof?

Soft washing removes algae bloom and organic staining left by wind-driven debris. It won't repair missing shingles, torn flashing or structural damage; those need a roofer first.

What about salt residue on my pool cage after storm surge?

We rinse screen enclosure frames at low pressure as part of a storm cleanup visit, the same care we'd use on any oceanfront job. Heavily pitted frames get an even gentler pass.

Do I need to wait for county debris pickup before I call you?

Yes, for anything still in the yard or on the roof that isn't ours to move. Once debris is cleared and the structure is safe to work around, call us for the exterior wash.

Can you provide photos for my insurance claim?

We take walkaround photos before we start and finished photos after, and we're glad to send you both sets. We don't file claims or handle adjuster calls on your behalf.
