Two stains, two causes
Concrete and paver driveways in Palm Coast usually pick up two separate problems, and they don't respond to the same treatment. The first is biological: black and green algae growth in shaded areas and joint lines, fed by the same coastal humidity that stains stucco and roofs. The second is mineral: orange rust staining from lawn irrigation wells, extremely common on Palm Coast lots, where dissolved iron in well water oxidizes the moment it hits the air and bonds to porous concrete or paver stone. Plain water pressure will lighten algae staining but does almost nothing to rust. Rust needs an oxalic-acid based treatment that breaks the iron bond chemically, not mechanically.

How it actually works
- Surface assessment. We identify algae staining versus rust staining versus efflorescence, the chalky white mineral bloom some pavers develop, since each needs a different chemical approach.
- Pre-treatment. Rust spots get an oxalic-acid based treatment first, ahead of the general cleaning pass.
- Surface cleaning. A rotary surface cleaner or controlled wand pass lifts algae, dirt and grime from concrete or paver faces.
- Joint attention. Paver joint sand gets flushed of embedded algae without washing the sand itself out of the joints.
- Rinse and dry. Full rinse, then 24 to 48 hours of dry time before any sealer goes down.
- Optional sealing. Once dry, we apply a penetrating or wet-look sealer depending on your preference and re-sand joints if needed.
What makes this harder than it looks
Sealing over pavers that aren't fully dry is the single most common mistake in this trade. Trapped moisture under a fresh sealer coat clouds it into a hazy white film that can take another full cleaning to correct, which is why we build in that 24 to 48 hour dry window even when a homeowner wants it done same-day. Polymeric sand needs to fully cure, typically a full season, before sealing over it, or the sealer can bond unevenly to still-curing sand. Cracked or settled pavers get worse under a sealer rather than better, since sealing locks the crack in place instead of fixing the base beneath it. If we see settlement, we'll flag it before sealing rather than seal over a problem that needs regrading first.
Price and job duration
A single-car or two-car driveway cleaning runs $175 to $350 depending on square footage and staining severity. A full paver package, driveway plus walkway plus a connected patio, runs $350 to $650. Sealing adds $1.75 to $3.25 per square foot depending on sealer type, wet-look sealers cost more than penetrating sealers, plus a re-sand charge if joint sand needs replacing. Most cleaning jobs take 1.5 to 3 hours; sealing is a separate return visit once the surface has dried.
Common questions
Will sealing stop the algae from coming back?
Sealing slows regrowth substantially by closing the pores algae would otherwise root into, but it doesn't make a surface algae-proof forever. Expect a sealed driveway to stay cleaner noticeably longer than an unsealed one, often a year or more versus a few months.
Can you remove rust stains from my irrigation well?
Yes, with an oxalic-acid based treatment applied directly to the stained area before the general cleaning pass. Pressure alone won't remove rust staining. If the irrigation head causing it isn't adjusted, though, the stain can return in the same spot.
Will this wash out my paver joint sand?
Standard cleaning uses controlled pressure aimed to lift growth without stripping joint sand. If your joints are already low on sand, we'll flag it, and re-sanding is available as part of a sealing package.
How long does the whole job take?
Cleaning alone is usually 1.5 to 3 hours depending on driveway size. If you're adding sealing, plan on a second visit 24 to 48 hours later once everything's fully dry.
