A different kind of coastline
The Hammock runs along A1A south of Palm Coast, past Washington Oaks Gardens State Park and on toward Marineland and the St. Johns County line. The name comes from the coastal hammock itself, a band of hardwood forest thick with live oaks draped in Spanish moss, growing on the higher ground behind the barrier island dunes. Some of the side roads through here are still unpaved, a detail that shows up in local listings and that changes how a driveway job goes compared to a paved Palm Coast subdivision. Properties range from modest cottages back from the water to large homes fronting the Intracoastal and the Matanzas River.
That oak canopy is the whole story for exterior cleaning here. Dense overhead shade means roofs and the north-facing side of a house stay damp for hours longer after a rain than they would in an open, sunlit subdivision. Algae and lichen feed on exactly that lingering moisture, and the same canopy drops leaf litter and oak tannin onto roofs and driveways, which stains differently than the black-green mildew streaking you'd see on an open lot. Two problems layered on top of each other, both driven by the same trees that make the Hammock worth living in.
Tannin stains aren't algae, and they don't clean the same way
Standard soft-wash solution is built to break down biological growth, algae, mold and mildew. Oak tannin staining is different chemistry entirely, a plant-based discoloration that standard algae treatment barely touches. We carry a separate tannin treatment for canopy-heavy lots and apply it specifically where leaf litter and sap have left a stain distinct from any biological growth nearby. Treating a tannin stain like ordinary algae just means a second visit and a homeowner who's paid for a wash that didn't finish the job.
How the job runs under canopy
- Walkaround. We separate tannin staining from algae and mildew before deciding on chemistry, since they need different treatments.
- Access and road check. On unpaved side roads, we confirm drive conditions ahead of time, especially after recent rain.
- Pre-rinse. Landscaping and understory plants near the foundation get soaked first.
- Low-pressure application. Algae solution on biological growth, tannin treatment on leaf and sap staining, sometimes both on the same wall.
- Extended dwell where needed. Tannin staining often needs a longer contact time than routine mildew.
- Controlled rinse. Top-down, low pressure, working around overhanging limbs rather than through them.
- Final walkaround. We check shaded north walls and roof valleys last, since that's where regrowth shows up first.
What makes Hammock jobs harder
Overhanging limbs are the practical complication most crews don't plan for. Low branches can block ladder placement on one side of a house entirely, which sometimes means working from a different angle or a taller extension than a standard job needs. Unpaved driveways add a second wrinkle: after a hard rain, a heavy work truck can rut a sand or shell driveway, so we check recent weather before committing to a start time on any property with an unpaved approach. Waterfront lots along the Intracoastal or Matanzas River also carry a lighter version of the direct salt exposure Flagler Beach gets, enough to speed up metal fixture corrosion but usually not enough to require the same aggressive precautions oceanfront homes need.
Price and job duration
Hammock properties range widely, from smaller cottages that fall within our standard house soft wash range of $225 to $450, to larger waterfront homes running $450 to $650. A tannin treatment add-on for heavily canopied roofs or walls runs $75 to $175 depending on how much area needs it. Most standard jobs take 2 to 3 hours; add 45 minutes to an hour where tannin treatment or difficult limb clearance is involved.
Common questions
Is the Hammock inside your normal service area, or is it a trip-fee zone?
Most of the Hammock falls inside our standard coverage, since it sits close to Palm Coast's southern edge. If your address is far south toward Marineland, tell us when you call and we'll confirm.
Will low-hanging oak limbs stop you from reaching my roof?
Rarely stop us entirely, but they can change our ladder angle or require a taller extension on one side of the house. We check access during the walkaround before starting.
My roof has dark streaks under the oaks. Is that algae or tannin?
Often both, layered on top of each other. Algae shows up as black-green streaking that follows water flow patterns; tannin staining tends to sit closer to where leaves and debris actually rest on the surface. We identify both during the walkaround and treat them separately.
Do unpaved roads affect scheduling?
Only around heavy rain. A dry unpaved road is no different from a paved one for us; a soaked one can rut under a loaded work truck, so we check recent weather before confirming a start time.
