Why your roof gets those black streaks

That dark streaking running down a tile or shingle roof isn't dirt. It's algae, feeding on the limestone filler in shingle granules or the porous surface of concrete tile, and it thrives in exactly the warm, humid coastal air Flagler County gets most of the year. Give it a shaded north slope or a roof under tree cover and it spreads faster. Left alone, it holds moisture against the roofing material longer than a clean surface would, which shortens the life of both shingles and tile grout lines over time.

Why we never pressure wash a roof

Asphalt shingle manufacturers and the Asphalt Roofing Manufacturers Association are direct about this: pressure washing an asphalt shingle roof causes granule loss and can lead to premature roof failure, and it's flatly not recommended for cleaning algae or any other staining. The industry-standard method is a low-pressure application of a cleaning solution, left to dwell, then rinsed at low pressure, not blasted with a wand. That's the only method we use, on shingle or tile.

Tile brings its own rule: we don't walk a barrel or flat concrete tile roof to spot-treat sections. Tile can crack under foot traffic in ways you won't see until the next hard rain finds the hairline break. Everything gets treated and rinsed from ladder and roof-edge positions, not by walking the field of tile.

How it actually works

  1. Roof walk-around from the ground. We check tile or shingle condition, valleys, ridge caps and existing cracks before starting.
  2. Landscape and gutter protection. Plants below drip lines get a pre-soak, and downspouts get checked so runoff has somewhere to go.
  3. Low-pressure application. A biocidal cleaning solution goes on at low pressure across the full roof plane, not spot-by-spot.
  4. Dwell time. The solution sits for roughly 15 to 20 minutes to break down algae at the root, not just bleach the surface stain.
  5. Low-pressure rinse. A controlled rinse clears the dead growth without disturbing shingle granules or lifting tile.
  6. Gutter flush. We flush gutters and downspouts afterward so rinsed-off debris doesn't just resettle in the gutter line.

What makes this harder than it looks

Concrete roof tile with an integral color-through finish can bleach unevenly if the cleaning solution sits too long or too short compared to a shingle roof, so mixed roofing on one property, common on additions or garages built later, gets treated as two separate jobs, not one pass. Steep roof pitches above about a 6:12 slope limit safe ladder and harness access, which can mean a longer job or a modified access plan. Older shingle roofs that are already losing granules need a gentler dwell and rinse than a newer roof, since there's less protective coating left to lose. And any existing roof leak gets flagged before we start. We're not roofers, and we won't clean over a known active leak without you knowing first.

Concrete or clay tile roof soft washing runs $450 to $850 depending on square footage, pitch and number of stories. Asphalt shingle roof soft washing runs $350 to $650 for the same variables. One limit to know: we don't walk tile roofs to spot-treat individual tiles. If a section needs foot-traffic access for a repair, that's a job for a roofer, not us.

Common questions

Will soft washing crack my tile roof?

Our method doesn't involve walking the tile field, so the main cause of tile cracking, foot traffic, isn't part of the process. The cleaning solution and rinse are both applied at low pressure from access points at the roof edge and ridge.

Does this void my roof warranty?

Pressure washing is what typically voids a shingle manufacturer's warranty. Low-pressure soft washing is the method roofing manufacturers and the asphalt roofing industry actually recommend for algae removal, which is why we don't own a pressure attachment for roof work at all.

How long until the streaking comes back?

Most Palm Coast roofs stay visibly clean for 1 to 3 years depending on shade and tree cover. Roofs under heavy oak canopy or facing north tend toward the shorter end of that range.

Do you clean gutters too?
